Maximizing value through operational management and leasing is our #1 goal. Our firm and affiliates have managed and leased over 4,000,000 square feet of retail, office, industrial and medical properties in over four (4) states. Our platform allows us to outperform our competitors through sophisticated management and comprehensive financial reporting.   Based on our experience with retail and other investment real estate, annual CAM reconciliations and proper financial reporting during the year are top priorities. In addition, we have two (2) CPMs on staff, and our affiliation with both the Institute of Real Estate Management (IREM) and International Council of Shopping Centers (ICSC) allow our Management Team to keep abreast of the constant changes in the management industry and compare operational performance against other properties nationwide.

Asset Management: Our knowledge and experience in development, ownership and investments have allowed our senior staff to truly understand the complexities of operational management. The focus of our senior staff is not just at the property level but is also on financial and capital requirements. We work with our owners and clients to provide them comprehensive and accurate information so that they can understand the “true” position of the property and possible cash calls that may be necessary to optimize a property’s performance. In addition, we recognize that each of our clients has a different goal or objective in ownership and our staff   operates the property based on each client’s goals and objectives.

Property Management: Our property managers are properly trained to handle the day-to-day operations of the property. From tenant relations to property maintenance, our managers’ take a proactive approach to running the property based on the client’s goals and objectives. They also work closely with the leasing team to assure that all tenants are renewed or vacant spaces are properly marketed.

Facility Management: We are one of the few management companies in Mississippi who employ a full-time Facility Manager. Many large corporations, who own their real estate, have chosen to turn the day to day operations over to our company. It has been proven to be financial feasible to allow our third-party management company to handle these task as the needs and demands of the manager’s role are evolving and understanding the buildings systems and operations are imperative to controlling costs. Our knowledge in EMS, lighting, roofing, and mechanical are instrumental in achieving the budgets set by our Clients.

Court Appointed Receiverships: We are one of the few management companies in the southeast who offer Court Appointed Receiverships. We have been providing this service to loan servicers and Court systems for over seven years. Based upon our team’s broad experience in all property types, we have the ability to step in on the Court’s behalf and take over the property’s day to day operation. Then, we can begin to complete an extensive assessment of the property’s position in the market and if there is any opportunity to add-value. In addition, completing detailed monthly reports to all parties to the Receivership is paramount and the ability to be transparent sets us apart from other companies who may offer this service.

Financial & Accounting Services: Through our affiliates, we have a full-time controller and an accounting staff that is dedicated to keeping track of all accounts receivables and accounts payables. We have extensive knowledge of our Yardi accounting system where vendor and tenant information, insurance certificates, and all other financial information are securely stored. This software program is used for both cash and accrual based accounting and enhances our accounting team’s ability to keep track of important financial records and documents.

Management Advisory Services: Being a full-service commercial real estate firm secures a plethora of knowledge in all facets of property types and operational issues. We have a team of property managers, investment sales agents, accountants and Principals with extensive investment experience. We can   assist all clients in any advisory capacity when transactional experience is   necessary. We can perform Management Plans, Financial Analysis and any other Consulting services through fee pricing.
