NET LEASE DEVELOPMENT DIVISION

Development Rite AidEstes Group’s Net-Lease Development division was created based on the vast level of development experience with the Principals of both Estes Group and Commercial Property 1, LLC (CP1), specifically for the Net Lease Industry. Estes Group and CP1 Affiliates have the capacity and experience to deliver outstanding results to national tenants seeking preferred developers. Our company has the capital, development experience and sales team to handle large assignments from retailers needing preferred developers. In addition, our office locations across the southeast allow our team the ability to move quickly on great sites.

The Principals and most of the team members at Estes Group & CP1 have been in the development business for 20+ years or longer. The Principals have developed power centers, neighborhood centers, strip centers and a host of single-tenant, net-leased properties. Other developments include medical office, office buildings, and hotels.

NET LEASE DIVISION SERVICES

Our Principals have been the preferred developer for many national retailers have built hundreds of Single-Tenant, Net-leased properties. Our development experience and brokerage team allow us the opportunity to work for retailers with strong growth plans.

Our sales team includes very experienced sales agents who specialize in investment sales and net-lease properties. In addition, our Team will work with other Net-Lease brokers and have co-brokered on many of occasions to expedite the sales process. Our ability to continually develop stems from recycling capital so selling the property following development is imperative.

Currently, our company and affiliates manages a portfolio of Net-Leased investments for our own Principals and other private investors, including NTB, Office Depot, Mattress Firm, Rite-Aid, Buffalo Wild Wings, Verizon, Doctor’s ValueVision and a bank. Our scope of work depends largely on the lease agreement and Owner’s objectives. Services can include full accounting, lease administration, property inspections, and other management related services.

The Principals of Estes Group & CP1 are connected to a host of capital sources. We are currently seeking JV opportunities with small developers who may not have the equity or experience to capitalize on their development/tenant relationships. We have a development structure that will allow our company and the JV developer to both participate and enjoy the financial benefits following the sale of the asset.
